Description: This entire house went through a transformation. Both the
garage and upper floor were added to the existing. Again the challenge
was the steep hillside behind the house. During the design stage and in
conjunction with the sub-strata information available at the time we
introduced a pier support system. However, during construction we
discovered that the proposed foundation was founded in Franciscan rock.
We re-visited the design and were able to use a keyway in lieu of piers for
the lateral resistance against sliding and found that the construction costs
were dramatically reduced.
